The Onsite Licensed Sales Counselor is responsible for engaging with prospective buyers, guiding them through the homebuying process, and closing sales for newly constructed residential homes. This role involves seeking out new leads, maintaining strong relationships with customers, and ensuring an exceptional sales experience. The position also requires knowledge of financing and ability to overcome sales objections, with the goal of delivering a satisfied customer. The candidate should have a local real estate license and prior sales experience, preferably in new home sales.
Primary Responsibilities:
- Greet visitors and provide them with literature and point-of-sale information.
- Respond to customer inquiries and offer additional assistance as needed.
- Demonstrate models/homes/home sites and discuss floor plans, construction, and options.
- Overcome sales objections and close sales to ensure customer satisfaction.
- Assist prospective buyers with offers, applications, and financing questions.
- Document sales transactions, follow up on loan applications, and monitor sales and cancellations.
- Maintain cleanliness and proper upkeep of sales models and community areas.
- Update and distribute marketing materials for potential buyers.
- Search for new prospects through networking, referrals, and follow-ups.
- Use competitive market analysis (CMA) and other tools to drive sales.
- Contact real estate brokers and host presentations and events to attract brokers to KB communities.
Required Experience:
- Previous sales experience required; new home sales experience preferred.
- Proven ability to connect with people and maintain professional relationships.
- Strong customer-centric focus with the ability to find solutions from the customer’s perspective.
- Ability to make quick, data-driven decisions.
- Proficient in Microsoft Word, Excel, PowerPoint, and Outlook.
- Ability to work a flexible schedule, including evenings, weekends, and holidays.
Required Education:
- High school diploma or equivalent required.
- Bachelor’s degree preferred.
- Current local real estate license required.
- Valid driver's license required.
