Job Description & Requirements
The New Home Sales Counselor is responsible for meeting with prospective buyers to communicate, persuade, and conduct final sales for newly constructed residential homes. This role seeks new leads by continually contacting prospective buyers, referrals, brokers, and other prospects.
Compensation and Benefits:

Expected annual total earnings of $125,000 to $175,000, inclusive of annual salary (exceptional sales/commission performance may exceed the range).

Annual base salary of $60,000 plus commission.

Primary Responsibilities
-
Greet visitors by providing literature, point-of-sale information, and handouts to prospective homebuyers. Respond to customer requests for further assistance or information. Demonstrate models/homes/home sites to discuss floor plans, general construction, and options.

Overcome sales objections and close sales with the final goal of creating a satisfied customer.

Receive offers, applications, and answer questions about financing for prospective buyers.

Document sales transactions by following up on loan applications and monitoring sales and cancellations. Complete accurate required paperwork, computer entries, and maintain sales files. Conduct weekly follow-up calls with buyers until home closes.

Ensure all sales models and the entire community are properly maintained and clean. Ensure marketing materials are updated and ready for distribution to potential buyers.

Continually search for new prospects/customers through networking, referrals, and effective follow-up. Utilize competitive market analysis (CMA) and other data-driven tools to sell homes. Contact real estate brokers and conduct presentations to draw brokers to KB communities.

Host grand openings and community events.
Required Experience
-
Previous sales experience required; new home sales experience preferred.

Ability to connect with people, and develop and maintain professional relationships.

Action-oriented, with the drive to push sales to successful closure.

Proven ability of being customer-centric by seeking solutions from the customer's perspective.

Strong verbal & written communication skills, with the ability to communicate accurately and persuasively.

Strong ability to work within a team setting, inclusive of others’ ideas, and a willingness to cooperate.

Ability to make quick and accurate decisions based heavily on facts, data, and/or metrics.

Proficient in Microsoft applications, including Word, Excel, PowerPoint, and Outlook.

Ability to work a flexible schedule on a consistent basis, including evenings, weekends, and holidays.

Conduct business in a professional and ethical manner to potential customers and external brokers to reinforce goodwill and profitability for the company.
Required Education
-
High school degree or equivalent required; bachelor’s degree preferred.

Current local real estate license required.

Valid driver’s license required.
