Job Description & Requirements
The New Home Sales Counselor is responsible for engaging with prospective buyers to communicate, persuade, and close sales for newly constructed residential homes. This role involves seeking new leads, maintaining relationships with prospects, and handling sales transactions. The position offers a competitive annual total earnings range of $150,000 to $200,000, including an annual base of $60,000 plus commission, with exceptional sales performance potentially exceeding this range. Primary Responsibilities:

Greet visitors, provide literature, point-of-sale information, and handouts to prospective homebuyers.

Respond to customer requests for further assistance or information.

Demonstrate model homes, floor plans, general construction, and available options.

Overcome sales objections and close sales to create satisfied customers.

Process offers, applications, and provide financing information to potential buyers.

Follow up on loan applications, monitor sales, and handle cancellations.

Maintain accurate sales paperwork, computer entries, and sales files.

Conduct weekly follow-up calls with buyers until home closing.

Ensure sales models and community areas are clean and properly maintained.

Update marketing materials and distribute them to potential buyers.

Network and generate new prospects through referrals and effective follow-up.

Utilize Competitive Market Analysis (CMA) and other tools to sell homes.

Contact real estate brokers and conduct presentations to attract brokers to KB communities.

Host grand openings and community events.
Required Experience:

Previous sales experience is required; new home sales experience is preferred.

Proven ability to connect with people, develop, and maintain professional relationships.

Demonstrated ability to close sales and meet sales targets.

Strong verbal and written communication skills, with the ability to communicate persuasively.

Ability to work within a team and cooperate with others' ideas.

Proven ability to make quick, accurate decisions based on facts, data, or metrics.

Proficiency in Microsoft applications, including Word, Excel, PowerPoint, and Outlook.

Ability to work a flexible schedule, including evenings, weekends, and holidays.
Required Education:

High school degree or equivalent required; Bachelor's degree preferred.

Current local real estate license required.

Valid driver’s license required.
