Job Description & Requirements
The Onsite Sales Counselor is responsible for meeting with prospective buyers to communicate, persuade, and close sales for newly constructed residential homes. This role seeks new leads through continuous contact with prospective buyers, referrals, brokers, and other prospects. The position offers expected annual total earnings of $125,000 to $175,000, inclusive of an annual salary and commission, with exceptional sales/commission performance potentially exceeding this range. Additionally, new hires are eligible for a $4,000/month incentive for the first two months of employment.
Primary Responsibilities
- Greet visitors and provide literature, point-of-sale information, and handouts to prospective homebuyers.
- Respond to customer requests for assistance or information.
- Demonstrate models/homes/home sites, discussing floor plans, construction, and options.
- Overcome sales objections and close the sale with the goal of creating a satisfied customer.
- Receive offers, applications, and answer questions about financing for prospective buyers.
- Document sales transactions, follow up on loan applications, monitor sales and cancellations, and maintain sales files.
- Conduct weekly follow-up calls with buyers until home closes.
- Ensure sales models and the community are clean and well-maintained.
- Keep marketing materials updated and ready for distribution.
- Search for new prospects/customers through networking, referrals, and effective follow-up.
- Utilize competitive market analysis (CMA) and other data-driven tools to sell homes.
- Contact real estate brokers and conduct presentations to attract brokers to KB communities.
- Host grand openings and community events.
Required Experience
- Previous sales experience required; new home sales experience preferred.
- Proven ability to connect with people and develop professional relationships.
- Action-oriented with the drive to close sales.
- Customer-centric mindset, seeking solutions from the customer's perspective.
- Strong verbal and written communication skills.
- Ability to work within a team and cooperate with others.
- Quick and accurate decision-making based on facts, data, and metrics.
- Proficient in Microsoft Word, Excel, PowerPoint, and Outlook.
- Ability to work a flexible schedule, including evenings, weekends, and holidays.
- A valid driver's license is required.
Required Education
- High school degree or equivalent required.
- Bachelor's degree preferred.
